This site focuses on property due diligence: aerial roof and site imagery for buyers, with clear limits on what aerial review can show.

How it works

  1. Describe the symptoms. Call or email with what you see, hear or smell, and when it appears.
  2. On-site investigation. Non-invasive methods narrow the search: acoustic, thermal, moisture, tracer gas or line tracing as needed.
  3. Confirm the source. Every clue is confirmed by a second method before it is reported.
  4. Written report. Findings, evidence, limitations and next steps, formatted for owners, managers and insurers.

Are you certified to fly drones?

Flight operations follow applicable Canadian aviation rules and are arranged with qualified operators; documentation is available on request.

Can a drone find the leak?

It can find visible evidence and thermal clues. Confirming an active leak requires moisture or acoustic investigation; the aerial findings tell us where to look.

What about wind and rain?

Flights need suitable weather. If conditions are unsafe, the survey is rescheduled rather than rushed.

Do you fly over neighbouring property?

Flights are planned to respect privacy and airspace rules; adjacent areas are avoided unless legally permitted and relevant.
